FILE No.355 0428 '06 13:31 ID:docter & DOCTER Realtors FAX:209 474 9452 PAGE 2i 3
` 2
Wan Joaquin County Community Development Department
_(levelopment Services Division 1810 Hast Hazelton Avenue
] ockton, Ca. 95205
Dear Sirs:
Re; application# PA-0600193 (UP)
I am writing to object to the application for a permit for a day care center on Lincoln
Road. The reasons for my objections are the following:
1. Against the CC&R's
2. Commercialism in a residential area
3. increased traffic on Narrow Street and request for sub standard parking
4. Ample,day oareialready eitablish3
The county planners have an obligation to help maintain the neighborhood. There is a
homeowners association that has been supported by the homeowners for 50 years. The
homeowners have paid dues for all this time to help maintain the property values and
keep the area looking its best. The applicant for this permit received copies of the
CC&R's and the H.O. rules and regulations before he purchased and knew that a business
was prohibited. The whole reason for the H.O. Association is to keep the integrity of the
neighborhood, maintain property values and insure compliance with rules and regs. So
far they have done well and have helped make this area one of North Stockton's most
desirable resale areas. No one in their right mind wants to live next door to a day car
center.
The demographics for this area, is one of retired and older citizens, with few children in
the immediate neighborhood. Most of the Children going to Lincoln Elementary School
are driven to school by caregivers or they come by bus. This can be observed by the high
numbers of cars that already bring traffic to a standstill morning and afternoon when
students and dropped off and picked up. There is no pull over area on Gettysburg, where
it appears to be the designated, drop off-pick, up by the SchooLLincoln Road being too
congested to be safe.
Lincoln Road suffers from being the short cut to everywhere, Park Woods, Don Ave,
shopping, Swenson Golf Course, Lincoln High School, Hammer Ranch Center,
Papapavalos, Lincoln Center and more, most because the traffic on Pacific Avenue
continues to get worse and is so slow. The idea that this area would be safe for these
children is a joke. "Ibis street has a large number of people who habitually speed,peel-out
from side streets and run stop signs_ Not having the required number of parking spaces
would be a definite hazard.
