CONDITIONS OF APPROVAL <br /> PA-1400167 <br /> Ott/QUARTAROLI & Associates, Inc. <br /> Lot Line Adjustment application No. PA-1400167 was approved by the San Joaquin County Community <br /> Development Department on September 8, 2014, which is the effective date of approval. This approval will <br /> expire on March 9, 2016, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land Surveyors' <br /> Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a Notice <br /> of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Rick Griffin, (209]468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels. Parcel 1 to contain 96.06 gross <br /> acres and Parcels 2, 3, and 4 to contain 44.51 gross acres each, as shown on the site plan dated August 8, <br /> 2014. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties shall be <br /> submitted to the Surveyor's Division for review and forwarding to the Community Development Department. <br /> The legal descriptions shall be prepared, stamped and signed by a Registered Civil Engineer, qualified to <br /> practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-872.4) <br /> c. LOT SIZE: The following lot size requirements shall apply (Development Title Section 9-872.2[e]): <br /> (1) All parcels shall be a minimum of forty(40) gross acres in size. <br /> d. LOT WIDTH: The following requirements shall apply (Development Title Section 9-872.2[g]): <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff contact: Alex Chetley, [209] 468-3000, see memo dated August <br /> 25, 2014) <br /> NOTE: <br /> Assessor Parcel Numbers 239-210-10, 11, 12, and 13 are under Williamson Act Contract No. PA-1200224. The <br /> proposed application is consistent with Government Code Section 51250. <br /> At the time of development of any and/or all parcels, the entire length of the private right-of-way shall be <br /> constructed and maintained for all parcels to the standards required by the California Fire Code (see PA- <br /> 0500427). <br /> PA-1400167 (LA) Conditions of Approval 1 <br />
