This property and the surrounding <br /> area are zoned AG-40 (Agricultural) . The topography of the site is <br /> flat with a gradient of 0 . 003 sloping from southwest to northeast. <br /> There are no significant natural waterways or drainage channels <br /> crossing the property. <br /> The topographic soils map prepared by the United States <br /> Department of Agriculture, Soils Conservation Service, indicates the <br /> site is largely covered by Capay clay with smaller areas being covered <br /> by Vernalis clay loam. For many years, the subject property has been <br /> planted to walnuts. The latest San Joaquin County Water Conservation <br /> District maps reveal the standing water level of the subject site to <br /> be at a depth of approximately eight (81 ) feet. This relates to a <br /> groundwater elevation of approximately sixty (601 ) feet. <br /> Attached are copies of percolation tests performed on August 17 , <br /> 1993 , by Siegfried Engineering, Inc. , Consulting Civil Engineers. The <br /> holes reveal that the surface soils are underlain by loamy clay soil <br /> at a depth of approximately three (31 ) feet. The observed percolation <br /> rates are 6 . 76 and 20. 8 minutes per inch for Test Holes 1 and 2 , <br /> respectively. <br /> Also attached is a copy of a water analysis performed August 12 , <br /> 1993 on an existing domestic well located on the property.
