CONDITIONS OF APPROVAL <br /> PA-1400065 <br /> Manuel J.Jr. & Patricia Costa,Tr. <br /> The Lot Line Adjustment application No. PA-1400065 was approved by the San Joaquin County <br /> Community Development Department on June 9, 2014, which is the effective date of approval. This <br /> approval will expire on December 9, 2015, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors' Act. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Megan Aguirre, [209]468-3144) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated April 1, 2014. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE AND WIDTH: <br /> 1) Parcel Two shall be a minimum of 40 acres in size. (Development Title Section 9-872.2[e]) <br /> 2) Parcel Two shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-872.2[g]) <br /> d. PROPERTY LINE SETBACK: (the following requirements shall apply) <br /> 1) The proposed new side and rear property line for Parcel One shall meet the side and rear yard <br /> setback requirements for the AG-40 zoning designation (General Agriculture, 40-acre minimum) <br /> for non-agricultural and agricultural structures. (Development Title Section 9-610.2) <br /> e. PLANNING APPLICATION NO. PA-1400064: "Certificate of Compliance" application No. PA- <br /> 1400064 shall be recorded prior to the recordation of the "Notice of Lot Line Adjustment" for <br /> application No. PA-1400065. <br /> 2.
