CONDITIONS OF APPROVAL <br /> ROBERT BOGETTI & SONS II <br /> MS-91-22 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1 . DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a . A non-exclusive access easement shall be granted over the area <br /> of right-of-way to be offered for dedication under Ordinance <br /> Requirement No. g. <br /> b. All easements of record shall be shown on the Parcel Map. <br /> C. An Irrevocable Offer and Agreement to Dedicate for the west <br /> twenty-five foot (251 ) wide right-of-way of APN 255-270-39 <br /> shall be required. <br /> d. An Irrevocable Offer and Agreement to Dedicate for the north <br /> twenty-five foot (25 ' ) wide right-of-way north of APN 255-270- <br /> 21 shall be required. <br /> ORDINANCE REQUIREMENTS: <br /> The ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apniv. Ordinance Reoruirements are not ancealable. <br /> e. A Parcel Map is required. <br /> The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee is $2 , 083 . 00 for each <br /> single family dwelling unit in the Tracy area.
