-4- <br /> n. The owner shall execute an Irrevocable Offer to <br /> Dedicate fifty foot (501 ) wide rights-of-way along the <br /> future roads, as defined by the Specific Road Plan. (A <br /> $225 . 00 fee currently is required for processing per <br /> Development Title Table 9-240 . 2 . In addition, a copy <br /> of the Grant Deed, recording fee and a legal <br /> description of the parcel to be offered for dedication <br /> are required. ) <br /> o. In conformance with the General Plan and County <br /> Ordinance No. 3310, annex lands within MS-92-175 to <br /> County Service Area No. 44 and provide a public water <br /> supply. Should individual wells be allowed, it is then <br /> recommended that "dry" water lines be constructed in <br /> conjunction with the final map. The owner shall <br /> execute an agreement with the County to share in the <br /> cost of developing a future public water system. A <br /> deposit of $9 , 000 . 00 per lot shall be required for the <br /> construction of the water system. The deposit shall be <br /> held in an interest bearing trust fund and used to <br /> plan, design, and construct the public water system. <br /> The owner of each lot shall also be required to <br /> initiate annexation to the public entity providing <br /> water and be responsible for any cost above the deposit <br /> amount and shall receive a refund if costs are lower. <br /> The agreement shall be executed prior to approval of <br /> the Parcel Map. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 9- <br /> 1105. 2 (d) of the San Joaquin County Development Title <br /> must be performed prior to recordation of the Parcel <br /> Map to indicate that the area is suitable for septic <br /> tank usage. <br /> b. The existing private water wells shall be tested for <br /> the chemical Dibromochloropropane (DBCP) and nitrates <br /> prior to recordation of the Parcel Map. Samples are to <br /> be taken and run by a State approved lab. <br /> (Development Title Section 9-1115. 7) <br /> C. Construct individual sewage disposal systems on Parcels <br /> 2 , 3 , and 4 under a permit and inspection by the <br /> Environmental Health Division at the time of <br /> development.
