Any driveway that exceeds 150 feet in length from any <br /> public roadway shall be improved in accordance with the <br /> requirements of Uniform Fire Code Section 10.207, San <br /> Joaquin County Standards F-1a, F-1b, and F-1c, and the <br /> Tracy Rural Fire District prior to issuance of the <br /> building permit. (Development Title Section 9-1 .45.5) <br /> i. All easements of record shall be shown on the Parcel <br /> Map. (Development Title Section 9-910.20) <br /> j . Individual wells will be allowed until a public water <br /> system is available. The owner shall execute an <br /> agreement with the Department of Public Works to share <br /> in the cost of developing a public water system. A <br /> deposit of $9,000. 00 per lot shall be required for the <br /> construction of the water system. The deposit shall be <br /> held in an interest bearing trust fund and used to <br /> plan, design, and construct the public water system. <br /> The owner of each lot shall receive a refund if costs <br /> are lower. The agreement shall be executed prior to <br /> approval of the Parcel Map. A $250.00 fee currently is <br /> required for processing, per Developuent Title Table 9- <br /> 240.2, in addition to a copy of the Grant Deed and <br /> legal descriptions of Parcels 1, 2, 3, and 4. <br /> (Development Title Section 9-1120.4) <br /> k. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> (Subdivision Map ACt Section 66411. 1) <br /> 1. Prepare a Specific Road Plan depicting future traffic <br /> circulation for the area. The Plan must be adopted by <br /> the county prior to approval of the final snap. <br /> M. The construction of improvements of future roads, as <br /> defined by the Specific Road Plan, will be deferred <br /> upon execution by the owner of a Deferred Frontage and <br /> Roadway improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a <br /> deposit equivalent to their estimated construction <br /> costs prior to issuance of a building <br /> permit/Improvement Plan. (A $260. 00 fee currently is <br /> required for processing per Development Title Table 9- <br /> 240.2. In addition, a copy of the Grant Deed, <br /> recording fee, legal description of Parcel and an <br /> estimate for the required road improvements are <br /> required. The estimate and legal description shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public <br /> Works Department and submitted to the Public works <br /> Department for approval. As an option the Department <br /> of Public Works will prepare the drawing and estimate <br /> for an additional fee of $115.00. ) <br />
