-2- <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> the parcels are developed. The fee is due and payable <br /> at the time of building permit application. The fee <br /> currently is $2 , 378 . 00 per single-family dwelling unit <br /> in the Tracy area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record. (Resolutions R-90-304 & R-91-1025) <br /> C. Dedicate a 42-foot-wide right-of-way from the <br /> centerline of Linne Road to the property line across <br /> the frontage of APN 248-080-19 , with a 30-foot by 30- <br /> foot corner cut-off (snipe) at the intersection of the <br /> access road and Linne Road. <br /> (Development Title Section 9-860. 4) <br /> d. The access road shall be named, dedicated, and <br /> constructed in conformance with the standards for a 50- <br /> foot-wide right-of-way rural residential road, and it <br /> shall be limited to a maximum length of 660 feet. <br /> (Development Title Section 9-1100. 3) <br /> e. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County <br /> of San Joaquin. All improvement plans and <br /> specifications must be approved by the County of San <br /> Joaquin Department of Public Works prior to approval of <br /> the Parcel Map. All traffic signs and markings shall conform to the <br /> Manual on Uniform Traffic Control Devices and San <br /> Joaquin County standards, and they shall be shown on <br /> the improvement plans. The frontage improvements for Linne Road shall be <br /> constructed in conformance with the standards for one- <br /> half of an 84-foot-wide right-of-way rural arterial <br /> road. The construction of the frontage improvements <br /> will be deferred upon execution by the owner of a <br /> Deferred Frontage and Roadway Improvement Agreement or <br /> a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to the estimated <br /> construction costs prior to approval of the Parcel Map. <br /> A $260 . 00 fee currently is required for processing, per <br /> Development Title Table 9-240 . 2 , in addition to a copy <br /> of the Grant Deed, a legal description of Parcel 1, and <br /> an estimate. The estimate and legal description shall <br /> be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to Public <br /> Works for approval. As an option, Public Works will <br /> prepare the drawing with estimate for an additional fee <br /> of $115 . 00 . (Development Title Section 9-1100 . 3) <br />
