ENVIRONMENTAL HEALTH DEPARTMENT (Staff Contact: Ted Tasiopoulos, 209-953-7698) <br /> a. An addendum to the original study dated February 20 2006 addressing the increased number of <br /> marketing events shall be submitted to the Environmental Health Department, indicating that the <br /> area is suitable for septic system usage. The studies must be approved bV the Environmental <br /> Health Department prior to Final Approval (San Joaquin County Development Title Section 9- <br /> 1105.2(d)). Charges for additional review time maV be assessed at the current EHD hourly rate. <br /> The sewage disposal system shall comply with the on site sewage standards of San Joaquin <br /> County prior to approval A percolation test that meets absorption rates of the manual of septic <br /> tank practice or E.P.A. Design Manual for onsite wastewater treatment and disposal system is <br /> required for each parcel. A permit fee of$125 per percolation hole is required. <br /> b. Construction of an individual sewage disposal system(s) under permit and inspection by the <br /> Environmental Health Department is required at the time of development based on the Soil <br /> SuitabilitV/ Nitrate Loading StudV findings (San Joaquin County Development Title, Section 9- <br /> 1110.3 & 9-1110.4). <br /> 4. SAN JOAQUIN COUNCIL OF GOVERNMENTS (Staff Contact: Laurel Boyd, 209-235-0600) <br /> a. This project is subject to the San Joaquin County Multi-Species Habitat Conservation and Open <br /> Space Plan (SJMSCP). This can be up to a 90-day process and it is recommended that the project <br /> applicant contact SJMSCP staff as early as possible. It is also recommended that the prosect <br /> applicant obtain an information package. <br /> 5. CITY OF TRACY FIRE <br /> a. A fully automatic sprinkler system shall be required where the total occupancy load is determined <br /> to exceed 100 and the occupancy designation is determined to be A-2. A business plan shall be <br /> submitted to determine the exact use of all parts of the structure. If a sprinkler system is required, <br /> an alarm system shall also be required. <br /> b. Adequate access throughout the site shall be provided that will allow fire apparatus to enter the <br /> site and leave the site. A 24-foot wide apparatus access road that is all-weather, hard-surface <br /> and capable of sustaining the weight of such vehicles, turn-around capacity for such vehicles, the <br /> access road to extend to within 150' of all portions of buildings on-site, 13.5-foot minimum height <br /> and an approved turning radius are typically required. <br /> C. A static water supply shall be installed for the buildings on site sized to meet the appropriate <br /> NFPA standard. <br /> -4 - <br />
