An addendum to the original study dated February 20 2006 addressing the increased number of marketing events shall be submitted to the Environmental Health Department, indicating that the area is suitable for septic system usage. The studies must be approved bV the Environmental Health Department prior to Final Approval (San Joaquin County Development Title Section 9- 1105.2(d)). The sewage disposal system shall comply with the on site sewage standards of San Joaquin County prior to approval A percolation test that meets absorption rates of the manual of septic tank practice or E.P.A. Construction of an individual sewage disposal system(s) under permit and inspection by the Environmental Health Department is required at the time of development based on the Soil SuitabilitV/ Nitrate Loading StudV findings (San Joaquin County Development Title, Section 9- 1110.3 & 9-1110.4). 4. SAN JOAQUIN COUNCIL OF GOVERNMENTS (Staff Contact: Laurel Boyd, 209-235-0600) a. This project is subject to the San Joaquin County Multi-Species Habitat Conservation and Open Space Plan (SJMSCP). This can be up to a 90-day process and it is recommended that the project applicant contact SJMSCP staff as early as possible. It is also recommended that the prosect applicant obtain an information package. 5. CITY OF TRACY FIRE a. A fully automatic sprinkler system shall be required where the total occupancy load is determined to exceed 100 and the occupancy designation is determined to be A-2. A business plan shall be submitted to determine the exact use of all parts of the structure. If a sprinkler system is required, an alarm system shall also be required. b. Adequate access throughout the site shall be provided that will allow fire apparatus to enter the site and leave the site. A 24-foot wide apparatus access road that is all-weather, hard-surface and capable of sustaining the weight of such vehicles, turn-around capacity for such vehicles, the access road to extend to within 150' of all portions of buildings on-site, 13.5-foot minimum height and an approved turning radius are typically required. C. A static water supply shall be installed for the buildings on site sized to meet the appropriate NFPA standard. -4 -
