INTRODUCTION <br /> Our office has been retained by Gerald and Diane Nixon to <br /> perform a soil suitability study for their property located at <br /> 14781 E Live Oak Rd, Lodi, California (APN 065-290-14) . The <br /> purpose of this study is to determine the suitability of the <br /> property for septic tank usage in light of the proposed <br /> development. This study was performed according to the <br /> requirements of Section 9-1105 . 2 (d) of San Joaquin County <br /> Development Title. This report presents the results of our study. <br /> II . PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AL- <br /> 10, for rural homesites and general agricultural use. The subject <br /> property consist of a square shaped 10 .26 acre parcel located on <br /> the north side of Live Oak Rd. , between Jack Tone and Tully Rd. , <br /> Lodi, California. It is proposed to divide the property into 2 - <br /> 5 . 13 acre parcels (Parcels 1 and 2, see the attached Parcel Map, <br /> Plate No. 1 ) . The property has no existing structures on it except <br /> a well that has been installed in the middle of the proposed parcel <br /> 2. Proposed homesites will be located towards the front of the <br /> proposed parcels, along Live Oak Rd, with a 100 to 150 foot <br /> setback. <br /> III . PRESENT AND PAST USE OF THE SITE <br /> The subject property is currently vacant land. Past use of <br /> the property has been pasture and general agricultural. The <br /> property has some slight undulations to it such that there are <br /> several areas where water ponds in the winter. <br />
