CONDITIONS OF APPROVAL <br /> SA-01-32 <br /> Valinotti <br /> Site Approval Application No. SA-01-32 was approved by the San Joaquin County Community <br /> Development Department on May 22, 2001. The effective date of approval is June 1, 2001. This <br /> approval will expire on December 1, 2002, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Leanne Mueller,468-3228) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIALBUILDING PERMIT". The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates),on-site <br /> parking,landscaping,signs,existing and proposed utility services,and grading(refer to the"SITE <br /> PLAN CHECK LIST'for details). A fee is required for the Site Plan review. (DevelopmentTitle <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a 3,900 square foot wireless telecommunicationsfacility to <br /> be constructed in two phases, as shown on the Plan dated March 30, 2001. Phase 1 shall be <br /> completed within 18 months of the effective date of approval. Phase 2 shall be completed within five <br /> years of the effective date of approval. (Use Type: Communication Services-Type ll) <br /> c. Phase 1 will consist of the following: <br /> (1) A 110 foot high monopole. <br /> (2) One 144 square foot equipment pad. <br /> (3) One 240 square foot equipment shelter. <br /> (4) Utility service connections. <br /> d. Phase 2 will consist of the following: <br /> (1) Two equipment shelters to total 536 square feet(shelters will equal 336 square feet and 200 <br /> square feet). <br /> e. SETBACKS: The structure shall comply with the following setback requirements: <br /> (1) The proposed tower and accompanying equipment shelters shall be set back a minimum of 30 <br /> feet from the front and rear property lines and 10 feet from the side property lines.
