An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin County <br /> Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9-1145.5) <br /> 3. Dedication to result in a twenty-five (25)foot wide right-of-way from the centerline of Locke Road to the <br /> property line shall be required across the frontage of APN 051-320-12. <br /> (Development Title Section 9-1150.5) <br /> 4. The frontage improvements for Locke Road shall be constructed in conformance with the standards for <br /> one-half of a fifty(50)foot right-of-way rural road. (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. (The fee currently is$4,211.00 per 1,000 gross square foot of building <br /> designated as Retail Service in the Lockeford area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published by the Engineering News Record.) <br /> (Resolutions 00433) <br /> 6. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 7. Verification shall be obtained from the Solid Waste Division(468-3066) that this development has met the <br /> requirements of the Waste Plan Format for Development Projects.
