BULK <br /> WINE STORAGE OF 2.3 MILLION GALLONS. (FIVE YEAR PHASING). <br /> CARETAKER MOBILE HOME AND PUBLIC SCALE, LOCATED ON THE <br /> SOUTH SIDE OF LOCKE ROAD, 4000'NORTHEAST OF BRANDT ROAD. <br /> (DISTRICT 4). <br /> APPLICANT: Copper Enterprises APN: 051-320-04 <br /> INFORMATION: <br /> The site is located within a Federal Flood Insurance Administration Designated Flood Hazard Area. The <br /> flood zone is C per Flood Insurance Rate Map 060299-0170B dated July 4, 1988. <br /> Locke Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 60 feet. <br /> RECOMMENDATIONS: <br /> I. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approaches shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. If the abandoned S.P.R.R. R/W is acquired by the owner,the owner shall execute an Irrevocable <br /> Offer and Agreement to Dedicate Road to result in a thirty (30) foot wide right-of-way from the <br /> centerline of Locke to the property across the parcel's frontage. (A $225.00 fee currently is <br /> required for processing per Development Title Table 9-240.2 in addition to a copy of the Grant <br /> Deed.) <br />
