d. LIGHTING: Liahtina shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> e. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of E. <br /> Lockeford Ranch Drive shall be installed across the frontage of the project site. (Development <br /> Title Section 9-1020.7) <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%) of landscaping within the <br /> perimeter of the new parking area, not including landscaping along the street frontage. Fifteen <br /> (15)trees shall be planted, evenly spaced throughout the parking lot. <br /> (4) A five foot planting strip is required in the parking lot along the western property line. <br /> (Development Title Section 9-1020.5[e]) <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way isles and <br /> sixteen (16) feet for one-way isles, expect that in no case shall driveways designated as fire <br /> department access be less than twenty (20)feet wide. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the western <br /> property line where the new parking lot area is proposed. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards CW-C11 or CW-C12 prior to finalization of the Site Approval. <br /> c.
