I <br /> CONDITIONS OF APPROVAL <br /> SA-00-11 <br /> ILII Prado <br /> Site Approval Application No. SA-00-11 was approved by the San Joaquin County Community <br /> Development Department on May 4, 2000. The effective date of approval is May 14, 2000. This <br /> approval will expire on July 13, 2000,which is 60 days from the effective date of approval,unless(1) <br /> all Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Chandler Martin,468-3144) <br /> a. IMPROVEMENT PLAN: Submit an "APPLICATION-IMPROVEMENT PLAN." The Site Plan <br /> required as a part of the Improvement Pian must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates),on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a Farm Services facility to include a farm headquarters and <br /> contract harvesting. This approval includes the storage of farm equipment and materials for said <br /> services, including up to 6 trucks and 24 truck-trailers(a set of doubles counts as two trailers), as <br /> shown on the Plan dated March 7, 2000. <br /> c. COMPLIANCE DATE: Because this development is currently operating without the required <br /> permits,the required Improvement Plan shall be submitted within 30-days(June 13, 2000)and the <br /> Conditions of Approval shall be completed within 60 days(July 13, 2000) from the effective date of <br /> approval. <br /> 1 d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> e. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br />' retained on the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included.(Development Title Section 9-1135) <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> i <br /> (1) For trucks and automobiles, all parking spaces and all major circulation drive lanes shall be <br /> surfaced and permanently maintained with a minimum of two(2) inches of asphalt concrete <br /> over an appropriate base. Bumper guards shall be provided where necessary to protect <br /> adjacent structures or properties. All other areas that are used for vehicular traffic shall be <br /> surfaced and permanently maintained with a chip seal.
