FARM HEADQUARTERS TO PROVIDE STORAGE <br /> FOR EQUIPMENT USED IN CONTRACT HARVESTING DONE PRIMARILY <br /> BY MACHINE, LOCATED ON THE SOUTHWEST CORNER OF HOWARD <br /> ROAD AND LOCKHART ROAD. (DISTRICT 1). <br /> APPLICANT: Federico & Rasa Prado Jr. APN: 193-180-88 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. The flood zone is B, per Flood Insurance Rate Map (FIRM), Community <br /> Panel Number 060299-0445-B Dated 2109190. <br /> Howard Road has an existing right-of-way width of 80 feet and a planned right-of-way width of <br /> 84 feet. Lockhart Road has an existing right-of-way width of 50 feet and a planned right-of-way <br /> width of 50 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee may be required for this development. The fee is due <br /> and payable at the time of Final Site Plan Approval. (The fee currently is $151.36 per <br /> daily trip-end generated in the Delta area.
