C <br /> CONDITIONS OF APPROVAL <br /> PA-1600128 <br /> METTLER/WELDUM <br /> Site Approval application No. PA-1600128 was approved by the Planning Commission on September <br /> 6, 2018. The effective date of approval is September 16, 2018. This approval will expire on March 17, <br /> 2020,which is 18-months from the effective date of approval,unless(1)all Conditions of Approval have <br /> been complied with, (2) all necessary building permits have-been issued and remain in-force, and (3) <br /> all necessary permits from other agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements-shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building pemr. its. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Alisa Goulart, [209]468-0222) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-GRADING BUILDING PERMIT". The Site Plan <br /> required as a part of the grading building permit must show drainage,driveway access details including <br /> gates, on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to <br /> the "SITE PLAN CHECK LIST" for details)_ A fee is required for the Site Pian review. (Development <br /> Title Section 9-884) <br /> b. APPROVED USE: Agricultural truck parking for a maximum of two (2) trucks and four (4) double <br /> trailers to be owner-operated (the agricultural truck parking use requires that the residence of the <br /> owner-operator be located on the property-and no employees, other than members of the owner- <br /> operator's immediate family, are allowed in the operation) and a farm services facility to include two <br /> (2)trucks and thirty-five(35) double trailers to provide transportation of farm products, operating from <br /> the month of August to December. The two (2) trucks and thirty-five (35) double trailers of the farm <br /> services facility are stored and idle on site from January through July. NoL buildings are to be utilized <br /> for these approved uses. (Use Types: Truck Parking, Agricultural and Farm Services) <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital Facility <br /> Fee is applicable, the County shall collect the fees before the issuance of any building permits. <br /> (Development Title Section 9-1245.2) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) The parking and maneuvering areas for the trucks and trailers shall be surfaced with recycled <br /> asphalt concrete road grindings,rolled and compacted. (Development Title Section 9-101-5.5[e][2]) <br /> 2) A minimum of 100 feet of the driveway,from the edge of the existing right-of-way of N. Locust Tree <br /> Road, shall be surfaced and permanently maintained with asphalt concrete or Portland cement <br /> concrete to provide a durable, dust-free surface. <br /> 3) Agricultural truck parking spaces shall be a minimum of 25 feet in length and 15 feet in width and <br /> shall have a minimum height clearance of 14-feet. (Development Title Section 9-1015.6[c]) <br /> 4) Farm services trailer parking spaces shall be a minimum of 25 feet in length and 9 feet in width <br /> and shall have a minimum height clearance of 14 feet. (Development Title Section 9-1015.9) <br />
