CONDITIONS OF APPROVAL <br /> PA-1300193 <br /> BLOMGREN/BAUMBACH & PIAZZA, INC. <br /> Lot Line Adjustment Application No. PA-1300193 was approved by the Community Development <br /> Department on January 21, 2014, which is the effective date of approval. This approval will expire on <br /> July 23, 2015, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff. Megan Aguirre, (209)468-3144) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between three parcels as shown on the site <br /> plan dated November 5, 2013. Parcel One to contain 6.8 acres, Parcel Two to contain 1.3 acres, and <br /> Parcel Three to contain 1.6 acres. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyors Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c PROPERTY LINE SETBACK: The existing house shown on the southern and eastern property lines <br /> for Parcel Two shall be setback a minimum of thirty (30) feet from the rear property line and ten (10) <br /> feet from the side property line. (Development Title Table 9-6102) <br /> d. BUILDING CODE REQUIREMENTS: The following California Building Code (CBC) and San <br /> Joaquin County Ordinance requirements will be applicable to the proposed project. The following <br /> conditions shall be addressed prior to submittal of a building permit application to the Building <br /> Inspection Division. <br /> (1) The Building Division has reviewed the site plan and project description. There does not appear <br /> to be any newly proposed construction, alteration to existing structures or grading associated <br /> with the proposed project. However, if the scope of the project changes a building permit may <br /> be required. <br /> 2 DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley, (209) 468-3000, see memo dated <br /> November 15, 2013) <br /> NOTE: An Improvement Plan application for a Private Right-of-Way shall be required before issuance of a <br /> non-agricultural building permit for proposed Parcel Three. <br />
