INTRODUCTION <br /> Our office has been retained by Floyd Due to perform a soil <br /> suitability study for his property located at 14892 S Murphy Rd, <br /> Escalon, California (APN 203-200-08 ) . The purpose of this study <br /> is to determine the suitability of the property for septic tank <br /> usage in light of the proposed development. This study was <br /> performed according to the requirements of Section 9-1105 . 2 (d) of <br /> San Joaquin County Development Title. This report presents the <br /> results of our study. <br /> II . PROPOSED DEVELOPMENT <br /> The area where the property is .located is currently zoned <br /> AG-40, for general agricultural use. The subject property <br /> consist of an irregular shaped 80 acre parcel. It is proposed to <br /> split the property into 2 - 40 acre parcels (Parcels 1 and 2, see <br /> the attached tentative parcel map, Plate No. 1) . Each of the <br /> parcels will have a potential future homesite on them. <br /> III . PRESENT AND PAST USE OF THE SITE <br /> The subject property is currently planted in a vineyard and <br /> a orchard and has been for the last 25 years. Prior to that time <br /> the property was used for row crops. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> There are no existing structures on the property. Each o� <br /> the proposed new parcels (Parcels 1 and 2) will have a potential <br /> future homesite on them. The homesite for Parcel 1 is located in <br />
