AMU Property Page 9 of 11
Our Project Number: LES090505
February 26, 2009
3.5 Current Off-Site Sources of Contamination
W a ve- or below-ground off-site potential or known sources of contamination were identified
'from urrent uses of the surrounding properties, except for the following:
• Surrounding properties are used for agriculture; agricultural chemicals may be applied to
these properties.
• Oily residue from the adjacent property's agricultural well was observed to extend down
the pipe to the creek surface.
4.0 EVALUATION OF IDENTIFIED CONTAMINATION SOURCES
Agricultural chemical residues may remain on the property. No vidence was found to indicate
that the chemicals were applied inappropriately; however, p ence should be exercised when
using these chemicals especially considering the close proximity of Lone Tree Creek and the
environmental consequences these chemicals exhibit on aquatic organisms.
The above-ground storage tank is not within a secondary containment area. Any and all leaks
could potentially impact the soil.
If water wells are not properly operated and maintained, they can serve as contamination
conduits to groundwater and surface water.
5.0 CONCLUSIONS AND RECOMMENDATIONS
Given the historical uses of agricultural chemicals and petroleum products on the subject
property, meaningful conclusions regarding the presence or extent of such material cannot be
determined without soil sampling and analysis. Such sampling and analysis is especially
warranted in the conversion of agricultural land into residential use.
Should future residents of the subject property be interested in determining the quality of their
drinking water, EHD should be contacted for direction regarding the potential for impacts to
groundwater from the agricultural history of the property and vicinity.
A well service should be consulted to address possible maintenance issues at both wells located
on the east and west ends of Lone Tree Creek to prevent any further oil residue from escaping
into the creek below.
The above-ground storage tank should be placed in a secondary containment to prevent any
future soil staining and contamination.
Because no staining was observed in the vicinity of the transformers, the transformers are not
considered an environmental threat to the subject property at this time. Should the property
owners or the EHD be concerned about PCB contamination from the transformer, PG&E should
be contacted to test, retrofit, or replace the transformer.
'-'44
902 Industrial Way• Lodi,CA 95240•209.367.3701 •Fax 209.369.4228 rj2009 Neil 0.Anderson&Associates.Inc.
