All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 3. The final map shall delineate the location of any natural water course and the extent of the 100-year flood <br /> elevation to meet the requirements of County Ordinance 9-1605.14. <br /> 4. A right-of-way along Lone Tree Creek shall be dedicated in fee by separate instrument to the San Joaquin <br /> County Flood Control and Water Conservation District. The right-of-way shall be twenty-five feet(25') from <br /> the bank hinge point measured away from the Creek on both sides. A reservation for access to the northerly <br /> portion of each parcel shall be made, subject to obtaining encroachment permits for any future crossings. Said <br /> right-of-way shall be monumented. <br /> 5. A twenty-Five-foot(25') wide access easement shall be dedicated along the easterly line of Parcel 1 and the <br /> westerly line of Parcel 4 from the Lone Tree Road right-of-way to the Lone Tree Creek right-of-way. <br /> Notes: Any construction activity that results in the disturbance of at least one(1) acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb less than 1 acres, are required to obtain coverage under the General Permit for Discharges of Storm <br /> Water Associated with Construction Activity(Construction General Permit, 99-08DWQ) <br /> (www.swrcb.ca.gov/stonnwtr/gen_const.html#const_permit).
