Q 1.0) INTRODUCTION
This Soil Suitability Study presents the results of my investigation concerning the soil
characteristics and groundwater under the subject property referenced on the Title Page7was
completed to satisfy the requirements of the San Joaquin County Environmental Health
Department(EHD). Although there is no proposal to build on any of the proposed Parcels at this
time, percolation testing was conducted on each of the four Parcels to be created from this
subdivision to determine if they are acceptable for the proper operation of a septic system which
will function as intended for its anticipated lifespan. Additionally, analysis and recommendations
are provided based upon the environmental criteria encountered in this study. This report is in
compliance with the requirements for a Soil Suitability Study under Development Title Section 9-
1105.2 Item (d) of the San Joaquin County Ordinance Codes.
Within the text of this Report, bolded Section (§) numbers are referenced at the beginning of an
applicable sentence, paragraph or paragraphs, or Appendices that correspond with the EHD
Requirements Checklist for a Soil Suitability Study.
(§ 2.0) SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION
(§ 1.1 12,2.1 ) The purpose of this project is to subdivide an existing 160.6±acre Parcel into
four Parcels denoted as Parcels 1, 2, 3 and 4, which are all to be 39.85 acres. There is one single
family residential (SFR) structure in the southwest corner of the property. Improvements to the
property also include a defunct dairy milk barn and storage shed.
The Lone Tree Creek traverses the middle of the property in a south-southeast to a north-northwest
direction. An irrigation well is located next to where the Lone Tree Creek enters the property on
the east property border.
The area surrounding the subject property is depicted on the S.J.C. Parcel Viewer Map found in
Appendix 2. The subject property was previously planted in a vineyard and is now planted entirely
in almonds. In addition to the irrigation well, irrigation water can also be pumped from the Lone
Tree Creek. Any new construction that may be built on any of the Parcels will have their own
domestic well and septic system.
Each Parcel orientation is denoted on the attached Tentative Map, found in Appendix 1.
a rim) y house and second unit dwelling wereobuilt ontParcells 1, 2 3aand 4, this would
Parcels. If
is P PP g on
primary g this would give a
total of eight septic systems on the four Parcels comprising approximately 160 acres. This is a
density of one septic system per 20 acres, which can be considered extremely low.
Ll .1) a subject property is three miles west of the City of Escalon. Surrounding
p rty us onsists predorircately of farms, ranches, ranchettes, pasture, and other types of ag
buildings. Current zoning is AG 40 which is not anticipated_to change through a General Plan
Amendment/Re-zone. Municipal sewer wiltprobably never serve this area, at least not for
several decades before connections occur.
Page -2-
Chesney Consulting
