v ..I <br /> CONDITIONS OF APPROVAL <br /> SU-98-2 <br /> Dugo <br /> Major Subdivision Application No. SU-98-2 was approved by the San Joaquin County Planning <br /> Commission on November 5, 1998. The effective date of approval is November 15, 1998. This <br /> tentative map approval will expire on November 14, 2001, which is three years from the date of <br /> approval,unless(1)all Conditions of Approval have been complied with and(2)a Final Map has been <br /> filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: KaiLuoma,468-9567) <br /> a. TENTATIVE MAP: The final map shall conform to the Tentative Map dated August 28, <br /> 1998. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 200 feet(Development Title Section 9- <br /> 610.4) <br /> (2) All parcels shall have a minimum lot area of ten (10) acres. (Development Title <br /> Section 9-010.2) <br /> C. BUILDING INSPECTION DIVISION: The following Building Inspection Division <br /> requirements apply to this map: <br /> (1) A soils report, as described in Development Title Section 9-905.10, shall be <br /> submitted to the building official prior to the recording of the final map. <br /> (2) A geo-technical report, as described in Development Title Section 9-905.11, shall <br /> be submitted to the building official prior to the recording of the final map. <br /> 2. OAKDALE IRRIGATION DISTRICT (Staff contact: Sally Davis, 847-0341) <br /> a. EASEMENTS: The following requirements apply to this map: <br /> (1) A twenty (20) foot wide private irrigation easement shall be dedicated across the <br /> south side of Parcels 2 through 6. <br /> (2) A twenty (20) foot wide private drainage easement shall be dedicated across the <br /> north side of all parcels. <br /> b. NOTICE OF SUBDIVISION RESTRICTION: As a way of informing future owners of the <br /> need to install private irrigation facilities and level the new parcels,the District requiresthat a <br /> Notice of Subdivision Restriction be recorded with the final map. Said Notice of Restriction <br /> will indicate that the proposed parcels are not presently graded and distribution facilities are <br /> Conditions of Approval - 1 - SU-98-2 <br />
