PA-0800145 OF ANTHONY PICKENS AND STEVE <br /> GERNER (APN: 229-230-04) (ADDRESS: 26778 LONE TREE ROAD, <br /> ESCALON CA 95320) <br /> This project is a Use Permit application to establish a squab raising farm for up to 800 birds. <br /> The project will include the construction of a 5,984 square foot building for bird raising. Animal <br /> processing will be done off-site. (Use Type: Animal Raising, Small Animal- Poultry Ranch.) <br /> The zoning is A-L (Limited Agriculture) with a General Plan Designation of AIL (Limited <br /> Agriculture). The project is located on the south side of Lone Tree Road, 750 feet west of <br /> Campbell Road, north of Escalon. <br /> The Community Development Department has reviewed this application and has the following <br /> I <br /> comments: <br /> Background <br /> The site plan shows the net acreage of the parcel totals 9.60 acres. Pursuant to Development <br /> Title Table 9-1045.3, a poultry ranch is not permitted on a parcel less than 10 acres. However, <br /> Parcel Map Book 34, Page 78 demonstrates that the parcel's gross acreage is 10.01 acres. <br /> Therefore, a poultry ranch may be conditionally permitted with an approved Use Permit <br /> application on this parcel. { <br /> Setbacks <br /> The site plan shows the proposed squab raising building with a rear yard setback of 150 feet and <br /> the nearest side yard setback at 100 feet. Development Title Table 9-1045.3 requires that all <br /> structures containing animals must be a minimum distance of 100 feet from the nearest property I <br /> line. Therefore, the proposed project meets this requirement. <br /> Parking & Surfacing i <br /> The site plan does not-indicate any parking spaces.
