The frontage improvements for Lone Tree Road shall be constructed in conformance with the <br /> standards for one-half of a 60-foot right of way rural collector street. <br /> 4. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in the <br /> following: <br /> a) A twenty-five(25)foot wide right-of-way from the east property line of lots 7, 18, 31, and 42. <br /> Roadway snipes shall be provided at northeast corner of lots 7 and the southeast comer of lot 42 <br /> b) A twenty-five(25) foot wide right-of-way from the centerline of the private road to the property <br /> line across the frontage of lots 40,41, 42, 55, 56, and 57. <br /> c) A fifty(50) foot radius cul-de-sac, aligned with the centerline of the private road and located so <br /> as to provide access to lots 39 and 58 in accordance with County development standards <br /> (A $350.00 fee currently is required for processing per Development Title Table 9-240.2 in addition <br /> to a copy of the Grant Deed and a legal description of the parcel to be offered for dedication.) (The <br /> fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> 5. The frontage improvements for the private road shall be constructed in conformance with the <br /> standards for a fifty(50)foot right-of-way rural residential street. <br /> (Development Title Section 9-1150.2) <br /> 6. All improvements shall be in conformance with the Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specifications shall include grading plans for <br /> each individual lot, if applicable. These improvement plans and specifications are subject to plan <br /> check and field inspection fees and must be approved by the County of San Joaquin Department of <br /> Public Works prior to approval of the Final Map. <br /> (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92-814) <br /> 7. Prior to occupancy, each parcel owner shall construct a drainage retention pond(or ponds), so as to <br /> accommodate a total volume of 11,000 cubic feet of storm runoff. All ponds shall not exceed 18 <br /> inches in depth and must conform to San Joaquin County Improvement Standards. Location and <br /> depth of ponds shall appear on the grading plan or building plan as submitted to the San Joaquin <br /> Building Department for approval. The grading of each parcel shall be designed,graded and <br /> maintained to retain all irrigation and storm drainage on site. <br /> (Development Title 9-1135.12) <br /> 8. The developer shall prepare and record an agreement for notice to future owners for maintenance of <br /> the private road by the owners. <br /> (Civil Code 845[b]) <br /> NOTE: A State NPDES construction permit Notice of Intent(NOI)shall be filed with the State <br /> Water Resources Control Board if over one(1)acre of total land is disturbed. <br /> In rural residential roadway A.C. dike shall be prohibited and the shoulder width shall be <br /> 6-feet wide. <br /> DTP:SH:ar <br /> P:=hAfENTMSMYR 2M3 AUIW20 ."d <br />
