The frontage improvements for Lone Tree Road shall be constructed in conformance with the standards for one-half of a 60-foot right of way rural collector street. 4. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in the following: a) A twenty-five(25)foot wide right-of-way from the east property line of lots 7, 18, 31, and 42. Roadway snipes shall be provided at northeast corner of lots 7 and the southeast comer of lot 42 b) A twenty-five(25) foot wide right-of-way from the centerline of the private road to the property line across the frontage of lots 40,41, 42, 55, 56, and 57. c) A fifty(50) foot radius cul-de-sac, aligned with the centerline of the private road and located so as to provide access to lots 39 and 58 in accordance with County development standards (A $350.00 fee currently is required for processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed and a legal description of the parcel to be offered for dedication.) (The fee due will be based on the current fee schedule.) (Development Title Section 9-1150.5) 5. The frontage improvements for the private road shall be constructed in conformance with the standards for a fifty(50)foot right-of-way rural residential street. (Development Title Section 9-1150.2) 6. All improvements shall be in conformance with the Improvement Standards and Specifications of the County of San Joaquin. All improvement plans and specifications shall include grading plans for each individual lot, if applicable. These improvement plans and specifications are subject to plan check and field inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to approval of the Final Map. (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92-814) 7. Prior to occupancy, each parcel owner shall construct a drainage retention pond(or ponds), so as to accommodate a total volume of 11,000 cubic feet of storm runoff. All ponds shall not exceed 18 inches in depth and must conform to San Joaquin County Improvement Standards. Location and depth of ponds shall appear on the grading plan or building plan as submitted to the San Joaquin Building Department for approval. The grading of each parcel shall be designed,graded and maintained to retain all irrigation and storm drainage on site. (Development Title 9-1135.12) 8. The developer shall prepare and record an agreement for notice to future owners for maintenance of the private road by the owners. (Civil Code 845[b]) NOTE: A State NPDES construction permit Notice of Intent(NOI)shall be filed with the State Water Resources Control Board if over one(1)acre of total land is disturbed.
