F§ 1.2 <br /> existing home was built in 1951. Two barns are located to the north of this primary <br /> ence,which currently board beef cattle bulls and horses. Zoning is Agriculture: AL-10. <br /> Tentative Map for this project has not been completed as of the date of this report. 2 <br /> Tentative map completion will be done by the surveying firm of Aspen Survey of Modesto, <br /> California. The project description is as follows: To divide a 20.98 acre Parcel of land into two <br /> Parcels. The exact orientation and Parcel designation are unknown at this time. It is my <br /> understanding that there is no proposal to build on the"open"Parcel at this time. The subject <br /> Parcel composing this project and assessed for this report have been outlined on the San <br /> Joaquin County Parcel Viewer Map. ���� <br /> § 1.3 Parcel location map is found in Appendix A. 1/'3) <br /> § 1.4 The San Joaquin Parcel Viewer Map shows the location of all items on the subject Parcel, <br /> found in Appendix B. As noted, additional applicable items have been denoted: These <br /> include driveways into the homesite, and trees. No ponds or in-ground pools exist on the <br /> property. Waterways and natural drainage courses have been denoted. Lone Tree Creek is <br /> the northern property border. Stormwater from the existing buildings drains into the <br /> surrounding pasture land. <br /> § 2.0 PAST, PRESENT AND PROPOSED FUTURE USES OF THE SITE <br /> § 2.1 Past use of the property has been as pasture land for cattle grazing, and as the home of Mr. <br /> and Mrs. Frost. They have owned the property for nine years. Previous owners were Ben <br /> and Elaine Turpin who owned the property for 26 years. Prior land use to the Turpin's was as Z. <br /> a dairy,with the existing barns serving as stalls and milk barn. Present uses of the property <br /> are to remain as anticipated future uses,primarily as low density cattle grazing land. These <br /> activities should not contribute to potential environmental problems. <br /> § 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES <br /> OF CONTAMINATION <br /> § 3.1 Discussion of the methods used to research and investigate potential or known above ground <br /> and below ground sources of contamination at the site include the following. The San <br /> Joaquin County Underground Storage Tank Site Mitigation Database List was researched <br /> with the assistance of EHD counter staff. Sites within the one mile radius study area which <br /> may have contributed to surface or subsurface contamination to the subject property was <br /> researched on Lone Tree Road, Steinegul Road and Henry Road. The only site listed of <br /> L <br /> ern is the Raymond Greer Site at 15634 South Steinegul Road(Site Code 2021, ROP <br /> ID: R00000437). <br /> Page-3- <br /> Chesney Consulting <br />
