LONE TREE ROAD <br /> SAN JOAQUIN COUNTY, CALIFORNIA <br /> MS-95-16 <br /> Dear Mr. and Mrs. Kolbo: <br /> This report presents the results of a septic system suitability study performed for the proposed <br /> Kolbo property parcel split. The property is located at 31277 East Lone Tree Road in San <br /> Joaquin County, California. A plot plan and vicinity map showing the approximate location of <br /> the Kolbo property are presented on Plate I. <br /> Preliminary plans provided to our firm indicate that the approximate 40-acre property will be <br /> split into four approximate 10-acre parcels. The plans provided indicate that residences with <br /> associated outbuildings, wells, and septic systems are located on the proposed parcels A and D. <br /> We understand that the residence on parcel D will remain and the residence on parcel A will <br /> likely be demolished. For the purpose of this report, we have assumed that development at the <br /> site will be limited to one single-family residence with one septic system per parcel. Additional <br /> details of the project are not known to our firm at this time. <br /> This report is to satisfy San Joaquin County requirements as described in Section 9-1105.2(4) <br /> of the San Joaquin County Development Title. Our scope of services was outlined in our <br /> proposal dated May 22, 1995, and our services were initiated based on your written authorization <br /> of May 24, 1995. The items listed under Section 9-1105.2(d) of the above title are listed below, <br /> along with our responses. <br /> Items d-1 and d-4• <br /> "The intensity and extent of the existing and the proposed development project's use of septic <br /> tanks within and around the area;" (d-1). "The history of past uses in the project area to assess <br /> potential problems;" (d-4): <br /> Reference is made to Plate I of this report which shows the location of the Kolbo property.
