Dedication to result in a twenty-five(25)foot wide right-of-way from the centerline of Lone Tree Road to the <br /> property line shall be required across the frontage of Parcel 1. Structures, fences, landscaping and, any or all obstructions shall be removed from the dedicated right-of-way, <br /> prior to approval of the Parcel Map. <br /> 6. The frontage improvements for Lone Tree Road shall be constructed in conformance with the standards for <br /> one-half of a fifty(50)-foot right-of-way rural road, across the frontage of Parcel 1,prior to approval of the <br /> Parcel Map. (Development Title Section 9-1150.2[d][31) <br /> 8. All improvements shall be in conformance with the current Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot,if applicable. These improvement plans and specifications are subject to plan check,field <br /> inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Parcel Map. (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92-814) <br /> 9. If improvements referred to herein will not be completed prior to approval of the Parcel Map, the subdivider <br /> shall execute an agreement with the County of San Joaquin ensuring the completion of improvements within <br /> one(1)year after approval of the Parcel Map (Development Title Section 9-1100.3u]). <br /> 10.
