All parking stalls and driveway directions must be delineated. <br /> i. On the east property line of the parking area, a six-foot-high <br /> decorative wall or fence shall be constructed, and shall <br /> include a combination of vines and tree planters. However, <br /> the fence shall not be more than three feet high within the <br /> 30-foot front yard set back. (Section 9-3704 [d] ) <br /> j . All parking areas and driveways must be completely installed <br /> prior to issuance of a Certificate of Occupancy. <br /> k. The storage area shall be surfaced with a four inch road base. <br /> A paved parking area is required within the storage area for <br /> the four proposed taw trucks. <br /> 2 . DEPARTMENT OF PUBLIC WORKS <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> a. An Improvement Plan, showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading, shall be submitted to the Department of <br /> Public Works for approval. Terminal drainage shall be <br /> required and permit from the State Reclamation Board for <br /> discharge into Duck Creek shall be obtained. No construction <br /> shall be allowed in Duck Creek right-of-way. <br /> b. Public water will be required in accordance with the adopted <br /> County Development Policies for Urban Centers with <br /> Incorporated Areas when it becomes available. A private well <br /> will be acceptable at this time. <br /> C. The new owners (applicant) shall sign an acknowledgement and <br /> notarized statement as required by the Deferred Frontage <br /> Improvement Agreement recorded on October 9 , 1989, Instrument <br /> number 89093841. <br />
