The revisions is to extend the time to begin Phase 2 from 36 months(three years)to 132 months(eleven years)from the original date of approval. Phase 1 to include a 3,400 square foot restroom and storage building, Phase 2 to include a 5,000 square foot lounge and hospitality room. Phase 3 to include a 7,200 square foot office, restroom, storage and concession building. These parcels are not under a Williamson Act contract. The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General Agriculture) and OS/RC (Resource Conservation). PROJECT LOCATION: The project site is adjacent to the San Joaquin River, approximately 1/2 mile northeast of the east terminus of Lorenzen Road, southwest of Manteca. (APN/Address: 239-140-03, -06/12 West Lorenzen Road, Stockton) (Supervisorial District 5) ENVIRONMENTAL DETERMINATION: A Negative Declaration is being proposed for adoption. Copies of the Initial Study and proposed Negative Declaration are available at the Community Development Department. APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the Community Development Department no later than October 25, 2016. Comments or recommendations received after that date would not be used in staffs analysis and recommendation for this application. If you would like to receive notice of the staff determination for this project, please notify the Community Development Department in writing.
