r <br /> The two proposed processing buildings will be used to process, peel, slice, and package k <br /> for shipment fresh sweet corn kernels and winter squash. The applicant has a pending <br /> building permit (BP-10-119) for the 1,800 square foot processing building proposed for <br /> Phase I that will be issued contingent upon conditions of approval for this Use Permit <br /> application. <br /> Site Plan <br /> There is an existing sign and 720 square foot modular office that were constructed on <br /> the property without the benefit of permits. The applicant shall depict both structures on <br /> the Improvement Plan and obtain building permits in Phase 1. <br /> Storm Drainage <br /> The applicant is proposing to have storm water runoff into the South San Joaquin <br /> Irrigation District canal one quarter mile west of the project site. Development Title <br /> Section 9-1135.2 states that any additional storm water drainage created by new <br /> improvements shall be retained on-site. The applicant will be required to provide a will- <br /> serve letter from the South San Joaquin Irrigation District or storm water drainage shall <br /> be retained on-site. If a will-serve letter is not obtained and storm water drainage will be <br /> required to be retained on-site, the drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Improvement Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included_ <br /> Access <br /> In accordance with Development Title Section 9-1015.5(h)(1) access driveways shall <br /> I have a width of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet <br /> I for one-way aisles, except that in no case shall driveways designated as fire department <br /> access be less than twenty (20) feet wide. The applicant shall note the width of the <br /> access driveway and clearly delineate the circulation pattern on the Improvement Plan. <br /> Parking <br /> k Development Title Table 9-1015.3(a) states that, for the Agricultural Processing-Food <br /> Manufacturing use type, 2.5 parking spaces must be provided for each 1,000 square feet <br /> of building area. The required number of parking spaces at the site would be 6 parking <br /> spaces, 1 of which must be handicapped accessible for Phase I and 5 additional parking <br /> spaces for Phase II. The application meets this requirement. <br /> 1` <br /> The guidelines for parking stall dimensions for automobiles are a minimum of twenty (20) <br /> feet long by nine (9) feet wide (Development Title Section 9-1015.5). The dimensions for <br /> automobile stalls must be shown on the Improvement Plan. <br /> The applicant is proposing to pave the first one hundred feet of the driveway from Louise <br /> Avenue and proposes aggregate base for the remaining portion of the driveway along <br /> with parking spaces. This meets the minimum parking surface requirement for seasonal <br /> businesses in AG zones (Development Title Section 9-1015.5(e). <br /> 2 <br />
