The above note,together with the owner consenting to the preparation and filing of the map, <br /> gives constructive notice to title companies, future property buyers and the public of the <br /> requirement to provide a private irrigation easement as well as its size and location. <br /> b. Obtain a structure permit for new service structure connections to District facilities which are <br /> necessary to provide service to the new parcels. <br /> c. The design strength and diameter of the proposed private pipelines and structures shall be <br /> adequate to handle standard delivery heads or flows for that area. <br /> If recorded map is not required,the above stated conditions shall be recorded in conjunction <br /> with the recording of deeds for the newly created parcels. <br /> 3. The owner shall grant easements of sufficient width for all District facilities which may exist on <br /> subject property to serve as a replacement for any prescriptive and/or unrecorded easements that <br /> are present. All existing recorded or newly dedicated District easements shall be shown and <br /> identified on the survey map prior to its recording. If a map is not required, easements shall be <br /> recorded by separate instrument concurrent with the recordation of new deeds. <br /> 4. Owner shall obtain an Encroachment Permit from District for fencing or any other proposed <br /> encroachments of District easements resulting from the proposed parcel split. Owner shall <br /> provide District with unrestricted access to its pipeline and control structures. <br /> 5. If a proposed homesite or building area is lower than adjacent irrigated property, a permanent <br /> berm or ditch will need to be constructed around the homesite parcel or building site, to prevent <br /> accidental flooding from irrigation water. Property owner shall either verify field elevations or <br /> submit a written statement to District indicating that property in question is not subject to flooding <br /> from adjacent irrigated property or pipelines. Likewise, owner shall provide the District with a <br /> written statement or explanation if any of the above stated conditions do not pertain to the <br /> situation involving the proposed minor subdivision. <br /> 6. The location of existing District facilities do not coincide with the proposed parcel boundaries. <br /> As such, existing District facilities will be adversely impacted by subdivision of the land and by <br /> the physical improvements that would be permitted. Irrigation ofthe separate parcels with District <br /> facilities is not possible without construction of additional facilities which the applicant is <br /> required to complete. Realignment of the existing facilities would be necessary to protect the <br /> facilities from development that will be allowed by this project and to minimize restrictions that <br /> would otherwise be necessary to protect the District facilities. Owner shall provide District with <br /> a set of improvement plans to review and approve which show any proposed on-site or off-site <br /> improvements that may occur as a result of this minor subdivision. This will be necessary to help <br /> District determine what upgrades or improvements to District facilities are necessary. <br /> 7. A copy of the survey map, if required, shall be provided to the District Engineering Department <br /> for review to ensure that the above conditions have been satisfied. <br /> 2 <br />
