INTRODUCTION <br /> Our office has been retained by the Marie Bacchetti to perform <br /> a soil suitability study for their property located at the <br /> �. southwest corner of Lovely and Bird Rd. , Tracy, California. The <br /> purpose of this study is to determine the suitability of the <br /> property for septic tank usage in light of the proposed <br /> INN development. This study was performed according to the <br /> requirements of Section 9-1105 .2(d) of San Joaquin County <br /> Development Title. This report presents the results of our study. <br /> II . PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG- <br /> 40 , for general agricultural use. The subject property consist of <br /> a rectangular shaped 77 acre parcel (see the attached tentative <br /> parcel map) . It is proposed to split off 2, 10. 0 acre parcels <br /> ` (Parcels 1 and 2) with a designated remainder of 57.0 acres. Each <br /> of the 10 acre parcels will have proposed homesites on them with a <br /> third homesite on the designated remainder. Proposed homesite for <br /> Parcel 1 will be along Bird Rd. , for Parcel 2 in the middle of the <br /> west side of the parcel, and for the Designated Remainder in the <br /> southeast corner. <br /> III . PRESENT AND PAST USE OF THE SITE <br /> There are presently no existing structures on the subject <br /> property. The entire property is currently farmed with row crops <br /> and has been for the past 50+ years. <br />
