(2) All storage areas for trash shall be screened so as not to be visible from adjacent properties and <br /> public rights-of-way. Screening shall be six(6)to seven(7)feet in height.Outside storage is not <br /> permitted in front yards,street side yards,or in front of main buildings.(Development Title <br /> Section 9-1022.4[d][2]) <br /> (3) Screening in the form of netting or fencing shall be placed on the north and south sides of the <br /> recreation area near the property lines to prevent balls or other objects from entering the <br /> adjacent properties. The type, height,and location of the screening shall be shown on the site <br /> plan. <br /> i. FENCING: A fence six to seven feet in height shall be installed along the north, east,and south <br /> property lines,continuouswith the required masonry wall,to prevent trespass onto adjoining <br /> properties. <br /> j. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five(25)feet for two-way aisles and <br /> sixteen(16)feet for one-way aisles,except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide. <br /> k. NOISE: There shall be no outdoor amplified music. <br /> I. SIGNS: All signs shall conform to the sign regulations contained in Development Title Section 9- <br /> 1710. <br /> 2. DEPARTMENTOF PUBLIC WORKS (Staff Contact: Gabe Karam,468-3000) <br /> a. An encroachment permit shall be required for work with the road right-of-way. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) /p <br /> c. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a i oot- <br /> wide right-of-way from the centerline of Lower Sacramento Road to the property across the parcel's <br /> frontage. A$280.00 fee currently is required for processing,per Development Title Table 9-240.2,in <br /> addition to a copy of the Grant Deed. (Development Title Section 9-1150.5) <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$174.59 per daily trip-end generated in <br /> the Stockton area. The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record. A credit may be allowed if it <br /> can be verified that the existing development on this site was in operation on or after April 23, 1990. <br /> (Resolution R-96-592) <br /> e. The Water Supply Facilities Impact Mitigation Fee will be required for this development. The fee is <br /> due and payable prior to the issuance of building permits. The fee currently is$403.00 per 1,000 <br /> gross square feet of building designated as Commercial Service. The fee shall be automatically <br /> increased on January 1 of each year through the year 2005 at the rate of 7.66 percent. A credit may <br /> be allowed if it can be verified that the existing development on this site was in operation on or after <br /> April 30, 1991.
