Item No. 3 <br /> PC: 9-17-92 <br /> UP-92-25 <br /> Page 6 <br /> (4) Twenty-five percent of the required parking spaces may be compact stalls. <br /> (A) Stalls must be a minimum 7-Yz feet wide and 16 feet long. <br /> (B) Each approved space must be individually designated as a compact <br /> space. <br /> (C) Signs must be provided to indicate the location of compact parking <br /> spaces. <br /> d. Signage shall be limited to one monument type sign conforming to Planning Title Section <br /> 93606. <br /> e. A trash enclosure shall be provided and designated on the Improvement Plan. The <br /> enclosure shall be designed to accommodate all trash receptacles and constructed on <br /> three sides with a solid wall and gated on the fourth side. <br /> f. One copy of an Improvement Plan shall be submitted to the Development Services <br /> Division. The Improvement Plan will be distributed to the involved County departments <br /> for approval. The Improvement Plan shall be prepared by a registered Civil Engineer and <br /> show drainage, driveway access details, on-site parking, existing and proposed utility <br /> services, grading, lighting, and landscaping. Storm drainage runoff shall be retained on <br /> the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Improvement Plan. Pond capacity calculations shall be submitted for <br /> approval. See the handout entitled 'Improvement Plan' for a detailed list of all <br /> requirements. A plan check fee will be required. (Planning Title Section 9-10002) <br /> g. All landscaping and parking lot requirements shall be completed prior to issuance of a <br /> certificate of occupancy. <br /> h. Parking lot lighting shall be required for nighttime operation and shall meet the following <br /> standards: <br /> (1) The equivalent of one foot-candle illumination shall be provided throughout the <br /> parking area. <br /> (2) All lighting shall be on a time clock or photo-sensor system. <br /> (3) Any outdoor lighting shall be designed to confine direct rays to the premises,with <br /> no spillover beyond the project site. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. Dedication of a 55-foot-wide right-of-way from the centerline of Lower Sacramento Road <br /> to the property line across the developed portion or frontage created by the Parcel Map <br /> shall be required.
