The driveway approach shall be improved in accordance with the requirements of San Joaquin . <br /> County Standards C W-C 11 or CW-C 12 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a <br /> right-of-way width of up to seventy(70) feet, measured from the centerline of Lower <br /> Sacramento Road to the property across the parcel's frontage. (A$350.00 fee currently is <br /> required for processing per Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> 4. The frontage improvements for Lower Sacramento Road shall be constructed in conformance <br /> with the Lower Sacramento Road Special Purpose Plan. (Development Title Section 9- <br /> 1150.2) <br /> 5. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $ 174.39 daily trip- <br /> end generated in the Lodi area. The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolutions R-00-433) <br /> 6. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 7. Verification shall be obtained from the Solid Waste Division (468-3066) that this <br /> development has met the requirements of the Waste Plan Format for Development Projects. <br /> Final Site Plan is required upon submittal of verification. <br /> 8. A Traffic Impact Study shall be required for this development. The County Shall commission <br /> the study developer shall pay the cost of the study plus an administration fee. The study shall <br /> be completed prior to approval of the application. Traffic Study shall include a circulation <br /> element for drop off&pick-up of students. <br /> NOTE: Any construction activity that results in the disturbance of at least one (1) acre of soil <br /> shall require a State NPDES construction permit. <br /> Lower Sacramento Road Special Purpose Plan requires a raised median to be <br /> constructed, thus, eliminating left turn capability in the project area. <br /> DTP:DG:ar <br /> PACOMMUNTSWPWR 20031PA-0300666.wpd <br />
