CONDITIONS OF APPROVAL <br /> PA-1500047 <br /> ABERLE ACRES, INC./RJM VINEYARDS, LLC/QUARTAROLI& ASSOCIATES, INC. <br /> Lot Line Adjustment application No. PA-1500047 was approved by the San Joaquin County <br /> Community Development Department on April 28, 2015, which is the effective date of approval. <br /> This approval will expire on October 27, 2016, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact Staff: Megan Aguirre, [209]468-3144) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels as shown on the site <br /> plan dated March 16, 2015. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Each parcel shall be a minimum of twenty (20) acres in size. (Development Title Section <br /> 9-872.2[e]) <br /> d. LOT WIDTH: The following requirements shall apply: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-872.2[g]) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley, [209] 468-3000, see memo dated <br /> April 1, 2015) <br /> NOTES AND INFORMATION ONLY: <br /> Access to these parcels is not created by this Lot Line Adjustment. An Improvement Plan application for a <br /> Private Right-of-Way shall be required before issuance of a non-agricultural building permit for proposed <br /> Parcel Four. <br /> APN's: 013-180-50, -52, and -53 are under Williamson Act Contract No. WA-71-C1-0415. APN: 013-230-06 <br /> is under Williamson Act Contract No. WA-72-C1-0157.
