b. APPROVED USE: This approval is for a winery which will consist of the following <br /> as shown on the revised Plans submitted February 28, 2000: <br /> (1) A 6000 square foot warehouse/processing facility which plans to process <br /> 12,000 wine cases annually, <br /> (2) A 480 square foot tasting room with a second-story office, <br /> (3) Custom Crushing of other person's grapes shall be allowed at a 25,000 gallons <br /> per year capacity limit. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. The Business License may be applied for <br /> concurrently with the building permit application. (Section 7-1000 of the County <br /> Ordinance Code) <br /> d. STORM DRAINAGE: Any additional stormwater drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or pro perties.(Develop mentTitle Section 9-1015.5) <br /> (2) A minimum of 18 parking spaces shall be provided, including 1 van accessible <br /> space (2.5 spaces are required for every 1,000 feet of building area). <br /> (Development Title Section 9-1015.3) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5[g][41) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten-(10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of Lower Sacramento Road shall be installed across the frontage of <br /> the project site. (Development Title Section 9-1020.7) <br /> (2) The parking area shall be landscaped as specified in Section 9-1020.6 of the <br /> Development Title.
