CONDITIONS OF APPROVAL <br /> PA-1200077 <br /> LANGETWINS/BAUMBACH & PIAZZA <br /> Lot Line Adjustment Application No. PA-1200077 was approved by the San Joaquin County <br /> Community Development Department on June 19, 2012,which is the effective date of approval. This <br /> approval will expire on December 19, 2013, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyor's Act. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John L. Funderburg, 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment application among four parcels as shown on <br /> the site plan dated May 4, 2012. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and shall <br /> enter into new contracts prior to recording the Notice of Lot Line Adjustment. The "Notice of Lot Line <br /> Adjustment" shall not be recorded until the Williamson Act Contract has been deemed complete. <br /> Filing fees are required for this application. (Government Code Section 51257) <br /> d) PLANNING APPLICATION PA-1200076 The "Notice of Lot Line Adjustment" for application PA- <br /> 1200076 shall be recorded and deeds transferred prior to the recordation of the "Notice of Lot Line <br /> Adjustment"for application PA-1200077. <br /> 2) DEPARTMENT OF PUBLIC WORKS: (Seethe attached memo dated May 29, 2012) <br /> NOTES AND INFORMATION ONLY: <br /> Central Valley Flood Protection Board (See the attached memo dated May 31, 2012) <br /> APN: 003-180-01 is under Farmland Security Contract No. FA-99-0123. APN's: 003-180-39, <br /> 40;41 are under Farmland Security Contract No. PA-0900087.The proposed application is consistent <br /> with Government Code Section 51257. <br /> No new residential development will be allowed without full and unequivocal access to the proposed <br /> easement and expressed in the grant deed for proposed Parcel Four. Prior to issuance of a building permit <br /> for a non-agricultural structure for proposed Parcel Four an Improvement Plan for a Private Right-of-Way will <br /> be required. <br /> This is the third of seven consecutive Lot Line Adjustments pursuant to the provisions contained in <br /> Development Title Section 9-872. <br />
