F - Kerry Sullivan COMNIENTs ON DEVELOPMENTS PA-04-74(SU) The Applicant shall complete the following requirements before the Department of Public Works can support or deem complete the Tentative Map for this project: REQU HMENTS: 1. A traffic study sha11 be required to determine the impacts and mitigations of the proposed project. The developer shall deposit funds with the County for all costa, as estimated by the Department of Public Works Infrastructure Planning Division,prior to Department of Public Works preparing or contracting for the required study. Any mitigation.required by the traffic study shall be provided by the applicant. (Development Title Section 9-1150.4) Upon approval of the requirement above the following Conditions of Approval shall apply: RECONIMENDATIONS, 1. All improvements shall be in conformance with the current Improvement Standards and Specifications of the County of San Joaquin. All improvement plans and specifications shall include grading plan for each individual lot,if applicable. These improvement plans and specifications are snhject to plan check and field inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to filing of the Final Map. (Development Title Section 9-240,Section 9-910, Section 9-1100 and R--92-814) 2. It improvements referred to herein are not completed prior to the filing of the Final Map,the subdivider shall execute an agreement with the County of San Joaquin ensuring the completion of improvements within one(1)year allot'fling the Final Map. (Development Title Section 9-1100.3u]) 3. Liberty Road and Lower Sacramento Road shall be dedicated and improved to County Standards for an 84 toot right-cif way Rural Arterial Road. Dedication to be made on the Final Map. (Development Title Sections 9-857.4,9-1150.2(d)(3)and 9-1150.5[6]) 4, All the roads within the subdivision shall be designed,dedicated,named and improved to County standards for a 50-foot rural road. Cul-de-sacs shall be designed,dedicated,named and unproved to County standards for a 50-foot rural residential road. (Development Title Section 9-1150.5 (c]) 5. Residential lots shall have access rights to Lower Sacramento Road and Liberty Road restricted. Access rights shall be relinquished on the Final Map. (Development Title Section 9-11.50,5Ct1) 6, Secondary access shall be provided for this subdivision. (Development Title Section 9-1150.13) 7. Subdivision road design and configuration shall provide for fisturc access to adjacent undeveloped parcels to facilitate circulation development. 8, A community detention pondhetminal drainage system shall be provided to tneet the requirements of the County and to provide adequate drainage for the subdivision.
