F - <br /> Kerry Sullivan <br /> COMNIENTs ON DEVELOPMENTS <br /> PA-04-74(SU) <br /> The Applicant shall complete the following requirements before the Department of Public Works can <br /> support or deem complete the Tentative Map for this project: <br /> REQU HMENTS: <br /> 1. A traffic study sha11 be required to determine the impacts and mitigations of the proposed <br /> project. The developer shall deposit funds with the County for all costa, as estimated by the <br /> Department of Public Works Infrastructure Planning Division,prior to Department of Public <br /> Works preparing or contracting for the required study. Any mitigation.required by the traffic <br /> study shall be provided by the applicant. (Development Title Section 9-1150.4) <br /> Upon approval of the requirement above the following Conditions of Approval shall apply: <br /> RECONIMENDATIONS, <br /> 1. All improvements shall be in conformance with the current Improvement Standards and Specifications <br /> of the County of San Joaquin. All improvement plans and specifications shall include grading plan for <br /> each individual lot,if applicable. These improvement plans and specifications are snhject to plan check <br /> and field inspection fees and must be approved by the County of San Joaquin Department of Public <br /> Works prior to filing of the Final Map. <br /> (Development Title Section 9-240,Section 9-910, Section 9-1100 and R--92-814) <br /> 2. It improvements referred to herein are not completed prior to the filing of the Final Map,the subdivider <br /> shall execute an agreement with the County of San Joaquin ensuring the completion of improvements <br /> within one(1)year allot'fling the Final Map. (Development Title Section 9-1100.3u]) <br /> 3. Liberty Road and Lower Sacramento Road shall be dedicated and improved to County Standards for an <br /> 84 toot right-cif way Rural Arterial Road. Dedication to be made on the Final Map. <br /> (Development Title Sections 9-857.4,9-1150.2(d)(3)and 9-1150.5[6]) <br /> 4, All the roads within the subdivision shall be designed,dedicated,named and improved to County <br /> standards for a 50-foot rural road. Cul-de-sacs shall be designed,dedicated,named and unproved to <br /> County standards for a 50-foot rural residential road. (Development Title Section 9-1150.5 (c]) <br /> 5. Residential lots shall have access rights to Lower Sacramento Road and Liberty Road restricted. Access <br /> rights shall be relinquished on the Final Map. (Development Title Section 9-11.50,5Ct1) <br /> 6, Secondary access shall be provided for this subdivision. (Development Title Section 9-1150.13) <br /> 7. Subdivision road design and configuration shall provide for fisturc access to adjacent undeveloped <br /> parcels to facilitate circulation development. <br /> 8, A community detention pondhetminal drainage system shall be provided to tneet the requirements of the <br /> County and to provide adequate drainage for the subdivision.
