Tentative Map <br /> If the applicant files a full application, a revised tentative map will be required. The tentative map <br /> must show the following: <br /> • All existing heritage and native oak trees with their driplines. <br /> • Building pads for lots with oak tree restrictions. <br /> • Streets and Easements: Location and names of all streets and easements within or <br /> bordering on the project, including, right of way width and grades. (Cross Sections, <br /> Curve Radii and Proposed Names) <br /> • Property Lines: All existing and proposed lots with dimensions and square footage. <br /> Number each parcel and "designated remainder" and circle the last lot. A dark, solid line <br /> shall be used around the entire original parcel(s). <br /> • Vicinity Map: A vicinity map showing the location of the property in relation to <br /> surrounding streets. <br /> • Adjacent Property Owners: Names of adjoining property owners, including those across <br /> any easements, roads and waterway. <br /> • Dedications: Improvements and easements to be dedicated to the County. <br /> • Water Supply <br /> • Storm Drainage: The location of the proposed storm drainage facilities including <br /> collection facilities; detention and retention ponds; terminal facilities. <br /> • Flooding: The area subject to flood from an intermediate regional flood and depth of <br /> flood waters. Proposed method of flood protection if property is subject to inundation <br /> from an intermediate regional flood or flood hazard. <br /> • Setbacks: Show 50' feet, 100' feet setbacks from Open Space Resource Areas. <br /> Next Step <br /> When the applicant is ready to submit the full application, it will be necessary to do the following: <br /> • Submit seven copies (18" x 26") of the tentative map and two reduced copies (8Y2" x 11") <br /> of the tentative map. <br /> • Submit a Geo Technical Report. <br /> • Submit a Surface & Subsurface Contamination Report to the Environmental Health <br /> Department. Submit a receipt to the Community Development Department showing the <br /> study has been accepted by EHD. <br /> • Submit a Soils Suitability Study to the Environmental Health Department. <br /> • Submit the remaining portion of the Major Subdivision application fee. <br /> • Submit"will-serve" letters, if applicable. <br /> PRE-APPLICATION DISCLAIMER <br /> NOTE: The Pre-application conference is designed to inform prospective applicants of <br /> General Plan consistency, zoning consistency, public improvement requirements, <br /> preliminary design constraints and opportunities, and major environmental and safety <br /> issues.
