Weber Avenue,
Third Floor
Stockton CA 95202
Re: Major Subdivision
"Gudel Family Farm" Project
Lower Sacramento Road at Liberty Road
I
Dear Ms. Heran:
I This coming week we will be submitting an application for a tentative subdivision
map of the Gudel Family Farm property, consisting of 79 acres at the above
location. As part of this application, we are to submit a surface and subsurface
contamination report to your department. The report, by Kloberdanz &
Associates, is enclosed.
This project has already been review by your department in early 2004 as part of
the County's preliminary application review process (C6unty,file'PA0400074)
We believe we have addressed all of the issues raised by the various departments
in this application. In terms of environmental health issues, the current design is
substantially the same as at the preliminary application stage.
This property was once the site of a dairy farm, and has been in the Gudel family
for nearly 100 years. It is no longer viable as a dairy operation, and is used for
grazing cattle. In designing this neighborhood we have attempted to be sensitive
to the surrounding uses and the environment. This is a very low density project;
the 63-lots are in compliance with the RR zoning, with an average size of 1.16
acres.
The project includes a community well system, community drainage and
individual septic systems. A geotechnical report by Kleinfelder anticipates no
percolation issues; this report will be submitted directly to Planning. The civil
engineering plans by Thompson-Hysell demonstrate adequate leach field area on
each lot.
VENTANA DEVELOPMENT COMPANY,INC-
_
