Fi GUDEL PROPERTY APN# 005-030-07 C Lower Sacramento and Liberty Roads, Galt, California Phase I Environmental Assessment FJ I.0 PURPOSE OF AUDIT On behalf of Ventana Development Company (Client), M.J. Kloberdanz & Associates conducted a Phase I Environmental Site Assessment (ESA) of the Property listed above Fi (see maps in Appendix A for approximate Areas of study). The purpose of this Phase I ESA was to identify, to the extent feasible, pursuant to the job's processes and time limitations, "Recognized Environmental Condition(s)" in connection with the Property, thereby assisting the Client in discovery of possible past or present sources of environmental contamination along with the identification cahon of the potential for environmental impairments from hazardous wastes and/or petroleum products at this site, 1 or environmental degradation of immediately adjacent properties that could cause, or have caused, such environmental liabilities or other related concerns to the Subject Property. F *The term recognized environmental conditions means the presence or likely presence of any hazardous substances or E petroleum products on a property under conditions that indicate an existing release,a past release,or a material threat of a release of any hazardous substances or petroleum products into structures on the Property or into the ground, Fr ground water, or surface water of the Property. The term includes hazardous substances or petroleum products even under conditions in compliance with laws.The term is not intended to include de minimis conditions that generally do not present a material risk of harm to public health or the environment and that generally would not be the subject of an enforcement action if brought to the attention of appropriate governmental agencies. Conditions determined to be de ri minimis are not recognized environmental conditions. The investigation summarized in the following report was conducted using that level of F skill and care as would be used by a competent professional in the industry for a similar project and under similar circumstances and conforms to the guidelines as set forth in ASTM Standard 1527-00. 1.1 Scope-of-Work & Special Terms and Conditions Appendix D Towards this a series of investigative tasks was used, as applicable and available within the scope of this project.
