Any nighttime security lighting shall be hooded and <br /> oriented to prevent glare onto adjoining properties and <br /> onto Lower Sacramento Road. The location of any nighttime <br /> security lighting shall be shown on the Improvement Plan. <br /> g. At such time when the parcel to the south (APN 084-080-02 ) <br /> is no longer used for accessory use purposes , the Use <br /> Permit shall lapse and become void. <br /> Ordinance Requirements : <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project . Other Ordinance requirements <br /> may also apply. Ordinance Requirements are not appealable . <br /> h. All required on-site improvements shall be shown on an <br /> Improvement Plan. All improvements constructed shall con- <br /> form to the approved Site Plan and Improvement Plan. <br /> 2 . Storm drainage shall be retained on <br /> the site, and calculations shall be submitted for appro- <br /> val . All facilities , including the drainage pond, shall <br /> be located an the same parcel . <br /> b . An encroachment permit shall be required for work within <br /> the road right-of-way. <br /> c . A Traffic Impact Mitigation Fee may be required for this <br /> development . The fee is $1 , 004 . 00 per 1000 gross square <br /> feet of building designated as "Manufacturing" in the <br /> Stockton area. The fee shall be automatically adjusted <br /> annually by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. Collection of <br /> the fee will be effective on April 23 , 1990 , and all <br /> building permit applications not accepted as complete by <br /> the Building Inspection Division prior to this date will <br /> be subject to the fee. <br /> Conditions of Approval - 2 - (UP-90-15 ) <br />
