CONDITIONS OF APPROVAL <br /> DONALD & ADELINE SCHAPPMAN <br /> MS-91-38 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a. Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Murphy Road to the Property line shall be <br /> required across the frontage of Parcel #1. <br /> b. The frontage improvements for Murphy Road across Parcel #1 <br /> shall be constructed in conformance with the standards for <br /> one-half of a 50-foot right-of-way farm or estate subdivision <br /> street. The construction of the frontage improvements will <br /> be deferred, upon execution by the owner of a Deferred, upon <br /> execution by the owner of a Deferred Frontage Improvement <br /> Agreement, prior to approval of the Parcel Map. (A $250 . 00 <br /> fee currently is required for processing per Planning Title <br /> Section 9-10500 in addition to a copy of the Grant Deed and <br /> an estimate. The estimate shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Department of Public Works and submitted to <br /> the Department of Public Works for approval . As an option the <br /> Department of Public Works will prepare the drawing with <br /> estimate for an additional fee of $100 . 00) . <br /> C. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> d. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> e. A Parcel Map is required. <br /> f. Remainder shall be designated as "Designated Remainder" on the <br /> Parcel Map. <br />
