The project site is within Phase 5 of Ripon's General Plan 2035 Primary Urban <br /> Development Area, has a land use classification of S-ES (elementary school), <br /> and is within the City's sphere-of-influence. <br /> 2. The placement of the proposed telecommunications facility is allowed within the <br /> corresponding zone district with a site plan permit. <br /> 3. Santos Avenue is designated as a "Major Collector" in the general plan with an <br /> ultimate right-of-way width of eighty-four (84) feet. It would appear that the <br /> location of the facility, as proposed, would be encroaching into the future right-of <br /> way when Santos Avenue is eventually widened. <br /> Thank you for the opportunity to review and comment on the proposed project, and <br /> please call me at 599-2108 if you have any questions. <br />
