EACH PARCEL TO CONTAIN 5,000 SQ. FT. <br /> 2245 N. MYRAN AVENUE (APN 119-270-40) (PA-0600038) (MS) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers <br /> the following comments: <br /> 1. Upon further development,the owner/developer should install full frontage improvements <br /> on Florida Avenue, and on Myran Avenue, within the limits of the site, including, but not <br /> limited to, curb, gutter, sidewalk, driveway installation, pavement widening and street <br /> lighting. Said improvements should be installed prior to occupancy of any <br /> buildings/structures on this site. Should installation of these improvements prove not <br /> practical due to existing physical constraints, the owner/developer should enter into a <br /> recorded Deferred Improvement Agreement whereby the owner/developer agrees to <br /> install the required improvements at such time as it is practical. <br /> 2. Provisions should be made for an appropriate vehicular turn-around at the termination of <br /> Myran Avenue. <br /> 3. All off-site improvements shall conform to City of Stockton Standard Plans and <br /> Specifications. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
