1) COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jose Rubianes, 953-7509 ) <br /> a) IMPROVEMENT PLAN. Submit an "APPLICATION-IMPROVEMENT PLAN". The Site <br /> Plan required must be prepared by a registered civil engineer or licensed architect. This <br /> Plan must show drainage, driveway access details including gates, on-site parking, <br /> landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development <br /> Title Section 9-884) <br /> b) APPROVED USE: This approval is for A 148-space 117,000 square-foot recreational <br /> storage facility as shown on the Site Plan dated December 19, 2003. The use of the site <br /> is restricted to the dry storage of privately owned recreational vehicles pursuant to <br /> Ordinance No. 3934. Boat storage is not permitted. <br /> c) BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> initiation of the use. The business license may be applied for concurrently with the <br /> Improvement Plan application. (Section 7-1000 of the County Ordinance Code) <br /> d) STORM DRAINAGE: Storm water drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be included. <br /> (Development Title Section 9-1135) <br /> e) PARKING: Off-street parking shall be provided and comply with the following: <br /> i) All parking surfaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete <br /> or Portland cement concrete to provide a durable, dust-free surface. Bumper guards <br /> shall be provided where necessary to protect adjacent structures or properties <br /> (Development Title Section 9-1015.5). Aggregate base or chip seal may be used for <br /> individual R.V. parking spaces. <br /> f) LIGHTING: Lighting shall be provided and comply with the following: <br /> i) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> ii) Any lighting shall be designed to confine direct rays to the premises. This project shall <br /> comply with the County's light and glare performance standards. Lighting plans <br /> prepared by an electrical engineer, or other lighting professional approved by the <br /> Director, shall be submitted with the Site Plans. (Development Title Section 1025.6) <br /> g) LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> i) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of State Route 120, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020.7) <br />
