S%.W This parcel was fully developed in accordance with the Conditional Zoning. The only permitted <br /> use is for recreational vehicle storage. There is no billboard on site, however, a billboard is a <br /> conditionally permitted use in the I-W zone with an approved Site Approval application. This <br /> parcel does not abut Austin Road, so the condition pertaining to the masonry wall does not <br /> pertain to this property. The uses that the existing buildings could support, such as personal, <br /> automobile, and commercial storage, are no more intensive than the current use. The listed <br /> potential uses would be permitted without further review. Any use that is deemed more intensive, <br /> which would be any use other than dry storage, would require a new application. These buildings <br /> are new and therefore meet current development standards for wells and septic systems. <br /> This project is consistent with the General Plan because the existing project is consistent with the <br /> General Plan and the potential uses with the Special Conditions removed are consistent with the <br /> General Plan. There is no applicable Master Plan or Specific Plan in the vicinity.
