Approve the Negative Declaration; and <br /> 2. Approve Zone Reclassification No. PA-0700407 based on the ability to make the <br /> required"Bases for Zone Reclassification"(Attachment "A"). <br /> BACKGROUND: <br /> This is a Zone Reclassification application to change the zoning of a 9.45-acre parcel <br /> from Industrial Warehouse/Conditional (I-W/S-11) to Industrial Warehouse (I-W). The <br /> applicants have an approved Site Approval application for the construction of 275 <br /> condominium storage units for the storage of recreational vehicles. Three of the six <br /> approved buildings have been constructed. The applicants would like to store other items <br /> besides recreational vehicles. The I-W/S-11 zone has three conditions that pertain to this <br /> parcel: (1) The use on the site is restricted to the dry storage of privately owned <br /> recreational vehicles. (2) The site shall connect to public utilities when it is available and <br /> requested by the City of Manteca, and (3) The use of an off-site sign shall be permitted. <br /> Approval of this application would remove those conditions and permit the applicants to <br /> sell or lease these units for personal storage or dry commercial storage. No additional <br /> land use permit would be required. Any use that is considered more intensive than the <br /> approved use would require a new Site Approval or Use Permit application. <br />
